The regular meeting of the Cranbury Township Zoning Board of Adjustment was held at the Township Hall (Old School Building) Main Meeting Room, 23-A North Main Street, Cranbury, New Jersey, on February 8, 2006, at 7:30 p.m.
CALL TO ORDER
Dale Smith, Chairperson, of the
Cranbury Township Planning Board, called the meeting to order and acted as the
Chairman thereof, and, Josette C. Kratz acted as Secretary of the meeting.
STATEMENT OF ADEQUATE
NOTICE
Pursuant of the Sunshine Law adequate notice in accordance with the Open Public Meetings Act was provided of this meeting’s date, time, place and agenda was mailed to the news media, posted on the Township’s Bulletin Board, mailed to those requesting personal notice, and filed with the municipal clerk.

The Ritters have residence in there home since 1984. Looking to landscape yard, add a porch to enjoy the landscaping and add a multipurpose room. In the even they are no longer able to use the second floor they would convert the multipurpose room into a bedroom.
They seek a side yard variance. The existing side yard is more than twelve feet at the moment at eighteen feet (18 ft would be reduced to 7.5 ft). They received HPAC approval.
There were members of the public that spoke.
Mr. R. Johnson commented with the sloped roof and the balance of the house. Regarding the front elevation and considering putting a window to break up the mass. The applicant did not want that because it would be the only wall to place a TV.
The straw vote was found favorable.
The landscaping plan as Exhibit A-1 would be part of the file and remain in connection with the resolution.
Mr. R. Johnson motioned for the approval of the application and resolution as read by Mr. Green. Ms. Kemp seconded the motion.

All were sworn. Mr. Hutchinson explained that this was a replacement of an existing home that burnt with a one-story structure with no basement for a residence in a commercial zone requiring a use variance. The property was approximately .75 ac. Five acres was the minimum allowed in the zone. They would need variance for the already pre-existing conditions. The trailer would be removed after construction. The square footage on the existing was 1083 SF (but there was also a second floor) and the proposed 1432 SF single story. Basement would become a crawlspace. One-story was to accommodate the handicap situation of the owner.
There were no public present to comment.
The straw vote was found favorable.
Mr. R. Johnson motioned for the approval of the application and resolution as read by Mr. Green. Mr. Shea seconded the motion.

Mr. R. Johnson had several comments/changes regarding the resolution. Mr. Smith delayed further discussion of this until after the other agenda items were considered.

SESSION
Ms. Kratz read the resolution to go into closed session as follows:
RESOLUTION
WHEREAS: N.J.S. 2:4-12. Open Public Meetings Act, permits the exclusion of the public from a meeting in certain circumstances; and
WHEREAS, this public body is of the opinion that such circumstances presently exist;
NOW, THERFORE BE IT RESOLVED by the Zoning Board of Adjustment of the Township of Cranbury County of Middlesex Station of New Jersey, as follows:
1. The public shall be excluded from discussion of the hereinafter specified subject matters.
2. The general nature of the subject matter to be discussed is to discuss the replacement of the Zoning Board Attorney.
3. It is anticipated at this time that the above matter will be made public upon completion of the litigation, including any appeals.
4. This resolution shall take effect immediately.
